Two of the most important things to do before you sign a lease for new office space is to get a dilapidation report from your soon-to-be new landlord. This report details the condition of the space you’re going to be working in before you take over. Walk through the space with the landlord and discover exactly what state the space is in and what fixtures, including things like a fridge and microwave and their condition, as well as any other fixtures it does or doesn’t have. Use your cell phone and take time/date stamped pictures, giving the landlord one set and keeping another for yourself. That way there’s indisputable evidence of the state the space was in before you took on the lease.
Why is this important? Well, generally office space tenants are asked to return – to de-fit, or strip-out, and make good – the space, to the condition the space was in before they arrived. As the tenant you will have to pay for the de-fit and make good. A dilapidation report and photos will be useful for both parties in case of any disputes. You want to leave well so that not only will you get your initial deposit back but if other potential landlords ask for a reference you can be sure you’ll get a good one.
